          New construction built to passive house standards and featured on The Northwest Green Home Tour

          We integrated Green Building, Net-Zero, and Passive House principles into the project, reusing salvaged lumber from the deconstructed original home. A south-facing roof supports a 12kW solar array, and all assemblies feature exterior rigid insulation for high R-values—R-47 walls, R-66 roof. Triple-pane, triple-gasketed tilt-and-turn windows ensure airtightness, complemented by efficient systems including a heat pump, Sanden water heater, and Zehnder HRV. Though not formally certified, the Greenwood Powerhouse exemplifies the “Pretty Good House” approach—high-performance, sustainable, and thoughtfully designed

           Midcentury Modern Family Home Renovation with Structural and System Upgrades
          This classic Seattle midcentury modern home, originally built by the homeowner’s father in the late 1950s, was thoughtfully renovated to support a new generation of family living. The project included major structural upgrades, new kitchen installations, additional bathrooms, and comprehensive updates to all mechanical systems. The renovation honors the home’s original character while bringing it up to modern standards for comfort, functionality, and energy efficiency.

           House Lift with New Foundation, Full-Height Basement ADU, and Major Remodel to Primary Residence
          Lifted the existing home to install a new foundation and add a full-height basement designed as an Accessory Dwelling Unit (ADU). Project included a comprehensive remodel of the primary residence, integrating structural upgrades, modern systems, and energy-efficient features while preserving the home’s original character.

           House Leveling, Structural Repairs, Exterior Insulation, and Full Craftsman Restoration with Northwest Modern Interior Remodel
          Completed extensive house leveling and major structural repairs to stabilize and preserve the original structure. Installed high-performance exterior insulation on the front façade and meticulously restored historic Craftsman details. The interior was fully remodeled, including a custom-designed kitchen, home office spaces, and finely crafted woodwork throughout, blending classic architecture with clean Northwest Modern aesthetics.
